HADCA's retirement accommodation consists of 69 retirement cottages at Elizabeth Gardens, 38 cottages at Midmar Gardens, and 26 cottages at Hayfields Gardens.

Important Information
As the retirment cottages are Endowed no transfer fees are payable. More information on the endowment charges can be found on the respective property pages.
Residents of the cottages are required to pay a monthly levy which is reviewed annually to cover the costs of running the village.
There are a number of garages and carports available for rental. Please note garaging for one vehicle per cottage is provided.
Cottage residents are entitled to free temporary nursing care at the Mews or Greendale House (whichever is available), for two weeks (non accumulative) per year, per cottage.
Village residents who wish to move to the Cloisters will be subject to the following conditions:-
The balance due on the endowment (up to a maximum of R100 000) at the time of vacating the cottages would be retained as an interest-free loan. This loan would be repaid on vacating the Cloisters without any interest. The resident would then receive a discount in Cloister monthly fees.

The cottage waiting list is kept in date order but in practice it has been found that the majority of persons who have placed their names on the list have done so as a form of insurance and have no immediate intention of moving into the complex. This makes it extremely difficult to allocate cottages and has meant that a considerable number of persons have to be contacted whenever a cottage becomes available.
To avoid this situation, we are now operating two lists, a main list which is still kept in date order and a subsidiary list (also kept in chronological order) which consists only of those persons who have informed us that they wish their application be given immediate consideration.
At an Annual General Meeting held in September, 2010, a proposal was made that Hadca raise the annual administration fee for those members who wish to remain on the cottage waiting lists from R50 to R60. (This does not apply to the Cloisters or The Mews). This proposal was approved with the fee being payable per annum or part thereof. It is applicable per applicant/couple and is for either Elizabeth Gardens, Midmar Gardens or Hayfields Gardens, or all three, and will be invoiced each April.
